MANAGEMENT TRANSFER

  • Review all relevant documents, budgets, rules and regulations and develop a management plan in accordance

  • Create board member accounts with access to online portal for dues payments, maintenance requests, owner requests, inquiries, and all other communication

  • Create owner accounts to access online portal to make dues payments, view important documents and site announcements

  • Provide all users detailed instructions on how to access and use the portal

MAINTENANCE & SPECIAL PROJECTS

  • Oversee maintenance of the property
     

  • Handle repair requests (routine, preventative and emergency) promptly and in a cost-effective manner

  • Coordinate services with existing vendors
     

  • Obtain bids as needed for major repairs, improvements, or special projects.

  • Act as point of contact for vendors, maintenance, city officials, and any others

  • Evaluate and estimate scope of projects

  • Initiate repairs under agreed-on cost threshold

  • Manage larger projects (may incur 5% markup, to be discussed)

ACCOUNTING & BUDGET

  • Provide access to online portal for real-time, customizable accounting statements
     

  • Maintain vendor information, bills, receipts and upload to portal for instant access to board members
     

  • Budget vs actual analysis
     

  • Link existing bank account for operational income and expenses
     

  • Pay bills as needed
     

  • Bank reconciliations
     

  • Act as point of contact for board appointed accounting firm and insurance company
     

  • Annual budget review/preparation

FEES COLLECTION & DOCUMENT MANAGEMENT

  • Collect monthly dues electronically through portal
     

  • Collect CAM expense payables

  • Oversee outstanding balances and send appropriate late notices

  • Coordinate with appointed attorney for past-due balances

  • Maintain all documents and records related to operations of the condominium

  • Oversee adherence to condo documents

  • Enforce rules and regulations by communicating with board members

  • Offer solutions to resolve/avoid disputes

IN-HOUSE MAINTENANCE

  • Provide unit owners and tenants access to online portal where they may submit maintenance requests

  • Coordinate all interior and exterior maintenance

  • Emergency response

  • SELLER REPRESENTATION- If/when the time comes to sell your unit(s), we can guide you through the process. Our team of real estate agents will ensure that your sale price reflects the value of your property.
